Meet Steve Rozenberg of Empire Industries and Property Management Services in NE Houston

Today we’d like to introduce you to Steve Rozenberg.

So, before we jump into specific questions about the business, why don’t you give us some details about you and your story.
I was very comfortable in my Commercial Airline pilot job up until 9/11 threatened my livelihood. Close to being Furloughed, I had to look at other options for the financial freedom I was looking for. What I found in common of most rich people was Real Estate. No matter what their “9-5” was they all had their hand in real estate and I wanted to get mine in there as well.

I somehow started-flipping and that went pretty well. Soon, I was introduced to my current business partner; Pete. I used the money I made from flipping homes to purchase an apartment complex. From there we sold the complex and started buying less than desirable low-income rental properties. We suddenly found ourselves managing those homes as well as others for just $50 a month. These were units in the worst parts of town, with bad tenants and no procedures. We were losing money, our sanity, and our marriages fast!

We decided to makes some big changes for the good. We started to implement processes and procedures in place and ran it as a business, not a hobby. Now we own one of the most well-known and most positively reviewed PM companies in the State and we are not stopping there.

Overall, has it been relatively smooth? If not, what were some of the struggles along the way?
Not a smooth road AT ALL.

Initially, the units we owned and were managing were not ideal. We had no processes, no procédures, no help, just winging it. Currently, everytime we hit a growth spurt, we also outgrow some of our systems. We have to constantly reinvent ourselves.

We realize how difficult it can be to find good Management for your Investment Properties. Pete and I are still investors ourselves and we believe that one thing that sets us apart is that when we look at our clients investment portfolio we are looking at it as an investor as well as a partner to help them achieve the wealth they desire, instead of just simply collecting rent and not using our vast experience to help. This is evident in having the most google reviews and with it and exceptional rating with the BBB.

What ultimately sets us apart from all the rest is our people. We believe in right people right seat. We make sure we find a challenging and rewarding position where each one of our employees can grow.

My parents for instilling the morals, work ethic and “no-excuses” attitude that has given me the discipline to get to where I am today.
