Today we’d like to introduce you to Prajwal Ramamurthy.
Hi Prajwal, so excited to have you with us today. What can you tell us about your story?
I am originally from India. We didn’t have a lot of money growing up and my parents worked really hard to put food on the table. Dad was in real estate and also focused on his non-profit school for poor kids in his village. My mom was the first to finish college in her family. She became a software engineer and that gave her the opportunity to relocate to America.
My first few years in America were some of my toughest. I got bullied, faced racism, got in fights, and had communication barriers. We did not have a lot of money, For years, we couldn’t afford a car and walked to the grocery store in the heat, dealing with the groceries slipping out of Walmart’s flimsy plastic bags on our way home in the scorching heat of Texas. I did not want to see my family go through that struggle. So, it was around then I decided I needed to start making money.
At 14, I began working, installing sprinklers, mowing lawns, digging up holes in apartment complexes. At 15, I worked in a restaurant during the day and valeted cars all night. I wore my dad’s clothes and grew facial hair, so nobody would realize how young I really was. At 16, I was still working multiple jobs and I knew that the only way to stand out of the crowd was to invest. I had read a book called, “Rich Dad, Poor Dad” by Robert Kiyosaki. In the book, he always talked about being a business owner and an investor rather than an employee. Soon after, I started investing in phones. I would fix, repair, unlock and jailbreak the phones; it was like clockwork.
One of my mentors told me something that stuck with me to this day: “It’s not your fault that you’re born poor, you can’t change that. But it is 100% your fault if you die poor.” We all have the same 24 hours in the day what you do with it will determine your financial and time freedom. So, instead of making excuses, go after what you want in this world. Get uncomfortable now so you can get comfortable later.
I realized quickly that I had a big ego, but a small bank account. And my mentor would tell me: “Either you grow or your ego grows; you pick which one.” So, I put in the work. I knew that I cannot have a million-dollar mindset with a minimum wage work ethic. What I mean by that is instead of getting comfortable working 40 hours in my 9-5 building someone else’s dreams, I worked 80 hour weeks for myself to build my own.
The minute I realized the importance of work ethic, everything else changed. Most people didn’t believe in me, but I knew that I believed in myself, so I kept pushing through. “Dream so big that when you share it with people, they will laugh at you. You are the average of the 5 people you surround yourself with. So, hang around the people who you can learn from and grow.” So, I knew it was time to change my inner circle and my mindset. I knew I had to do something that I had never done, so I could get somewhere I had never been.
I completed a four-year degree in 20 months at Full Sail University in Orlando and graduated in honors with a Bachelor’s Degree in Engineering, specifically in Mobile Application Development. Even though I was not the valedictorian I was the first one to get a full-time six-figure job in my graduating class right out of college.
Since then, I have been blessed enough to have worked in a few different companies as a software engineer creating iOS and Android applications and making an impact in the technology industry. Some of those projects included building apps for many networking marketing companies for Exigo in Dallas, TX. Some of the network marketing clients I built and managed apps for TLC (Total Life Changes), NeoLife, Zrii, OWN(One World Network), StemTech, Lions Of Forex, and others. I also had the pleasure of rearchitecting and building the android application for Parler (A social media app for free speech) in Las Vegas, Nevada. My most recent project was building a new iOS and Android application for Harris County Public Health in Houston.
I absolutely love building apps and bringing an idea into reality which eventually generates money. As much as I loved being part of these projects I didn’t enjoy working a 9-5 for someone. As I went to work every day, I hated clocking in and clocking out. My freedom was taken away and I felt restricted. I knew that my income was stagnant and so was my growth.
See jobs put food on the table, but “JOB” to me stands for just over broke and “POOR” stands for passing over opportunities repeatedly. Again, I am not down on jobs but I’m just up on opportunities. As I worked, I made sure that I didn’t pass any opportunities, I knew if I wanted to have time freedom, and financial freedom, I had to continue what I had originally started in 2016 which is being on the other side of the cashflow quadrant. Please read the book “Cashflow Quadrant” by Robert Kiosaki so you can truly understand what that means.
So, I went back to the blackboard and wrote down all the things I get passionate about. Things that I would get excited to wake up to. One of those was cars. I wanted to have 20 different cars in my driveway which I couldn’t so I decided to rent cars out. I started with 1 car and hand-washed the cars, took care of maintenance, deliveries, and just about anything to save money. I expanded from 1 to 3 cars and did well for a year in Orlando, Florida.
The profit was definitely there but once again I was trading my time for money. I read a book and it said “people leave their jobs and start a business which is great but they don’t have a business. They are just self-employed but they still have a job. Because if they are not present then the business won’t make any money”. This absolutely hit me differently because I realized my business won’t run without me physically there.
I was relocated to Houston for my contracting software job and I sold all the economy cars for the move. When I came to Houston I knew I wanted to continue my business but actually run it like a business this time. Hence, I started an Exotic car rental company called Leozen Exotic Rentals. The target audience was different here in Houston. It wasn’t families going to Disney world like when I was in Orlando. It was mostly people who came into town for the weekend and took part in many events in the entertainment industry.
I knew I needed luxury cars and I started buying them one by one and before I knew it I had a fleet of 10+ cars in a matter of 6 months. I was able to create a six-figure business the first year in business. I have a couple of drivers who handle the pick-ups/deliveries and day-to-day errands for the cars such as cleaning, disinfecting, refueling, and maintenance.
I knew I would not be able to do this alone and I realized many people have cars that they don’t use every day especially with COVID. So I let people bring me their cars and we continue to help many create a passive income renting their personal or investment cars at Leozen Exotic Rentals. Over the past year, we have built relationships with other rental companies in Houston to broker their cars and work together to create revenue for both parties. Once again remember, never chase the money, chase the passion and the money follows. I am just getting started, life is a movie that our kids will watch one day. My goals are bigger than they have ever been. It’s time to leave a legacy behind for my kids and family.

We all face challenges, but looking back would you describe it as a relatively smooth road?
Absolutely not, if it was easy then everyone would do it. There’s a lot that happens behind the scenes that no one sees. Cleaning cars in the middle of the night, doing deliveries when someone doesn’t show up, meeting with clients in random off business hours to help them out.
It gets worse: Cars getting smoked in, trashed, and beat up. Cars getting wrecked and even totaled. If you have an emotional attachment in the rental business then this isn’t for you. Focus on the end result and work towards that and be smart with every move. Learn when to cut your losses and pick them back up immediately.
The same thing in the real estate world, you don’t know what you are buying at an auction, you might have overpaid. The house might have bigger issues than planned. Someone might still be living there and you might have to start an eviction process. It’s not always sunshine and smooth transactions. If you are not ready to problem solve, take risks, and be in it for the long run then this industry will eat you away.
I have learned this the hard way and I’ve cut my losses but I always see the bigger picture and that’s how I am able to scale and continue.
