Today we’d like to introduce you to Sara Ter Heege.
Alright, so thank you so much for sharing your story and insight with our readers. To kick things off, can you tell us a bit about how you got started?
This will be interesting! It all truly began when I started my new career in new construction working for a builder at the ripe age of 24 years old. I represented a busy Master Plan Community and quickly became a top selling sales counselor company wide. I worked for the largest privately owned builder in Houston for 8 years consistently as one of the top sales counselors, a trainer for the company and also held the highest Google Reviews company-wide. I truly loved my career there! After giving birth to my precious daughter Grace, I knew it was time to hang my hat and to join the “dark side” by becoming a licensed realtor. There were many reasons for why I got my license, with having the flexibility to raise my daughter first and foremost, however, other reasons was because I’ve worked with hundreds of realtors on the builder side and I noticed a common theme: not many agents are properly guiding their clients unfortunately. I saw the ugly side of greed, the lack of guidance to their clients, etc. and I wanted to make a positive impact to buyers/sellers as I had with new construction. Needless to say, my real estate career escalated quite quickly by being a respected Listing Agent (as a brand new agent which is not common at all) due to my in-depth background, my attention to detail, my marketing with the best photography and videography. It’s been a true Honor to be able to help my friend circle, family as well as all of my previous buyers to sell their home I helped them with when I was in new construction – to then help them purchase their new residence, too! It has been such a heart-warming experience for me to see it all full-circle.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
Real Estate has never been linear, there certainly are turns, rerouted paths & round abouts! To answer the question, not a smooth road by any means, however, overall path has been a positive one! That being said, some of the struggles along the way for me personally was to trust myself. Don’t doubt yourself into thinking you ‘don’t belong in this room’ of being a respected and successful agent just because you haven’t had your license “10+ years”. When I began to trust those around me stating how amazing I truly am, why they’re trusting me with their major investments, I really leaned into that and wasn’t afraid that having a good heart, integrity, honestly and hard work is not something to hide at all, it’s my power – even being a “new agent”. Simply that I belong too. I mean, the reality is that everyone and their mother knows an agent, there are +45k agents. Don’t be afraid to be yourself and to trust there is room for you too to make a positive impact to the market amongst buyers, sellers, other agents and brokers.
Alright, so let’s switch gears a bit and talk business. What should we know about your work?
Licensed Realtor at The Closing Collective Team with All City Real Estate. I have had my license since early 2023 and was in new construction for a semi-custom builder 8 years prior to that and also apartment management as a top salesman and “firefighter” when a property needed help with management. What am I the most proud of is my consistent record of closing my listings at the Highest PPSQ back to back, or as the top 3 Highest PPSQ. How this occurs is because I conduct a deep-dive into values, what I have in front of me and how to market my seller’s home in the best possible light by amazing teamwork with my photographer/videographer, my marketing strategy online, the binders I create for each listing and tangible additional information most other listings do not have to stand out to the potential buyers. This has always worked very well for me and the parties on the other side of the deals always appreciate my hustle, collaborative effort with them whilst at the same time, honoring my clients to getting their home sold at the highest possible dollar on record. Despite being a heavy listing agent, I am incredibly skilled in buying side as well because again, I conduct a deep-dive of the market regarding properties and able to negotiate one heck of a deal by winning multiple offer situations without my buyer over-extending their pocket &/or closing the purchase side at some of the lowest PPSQ – aka, my buyers walk into their new property with build-in equity. With my background of new construction, I am the queen at this immensely for my buyers, but more importantly, I am a country girl at heart and my passion is for rural properties, which I’ve helped quite a number of these for my clients thus far.
Can you talk to us a bit about the role of luck?
I wouldn’t really say ‘luck’, I give all credit to our Faithful God for planting this seed within me to make a change to the real estate world for clients, for Him providing me the faith, support and respect from others around me to assist them in their home purchases/sales or referral out to their family, friends, etc.
