Hi Huy, thanks for joining us today. We’d love for you to start by introducing yourself.
I started my real estate career as an investor, not an agent, buying home and leasing them out. The 1st investment home I bought is a $75,000 3 bedroom 2 bath in 288 and beltway area. I was able to afford the downpayment with just my $35,000 per year income from UH. I leased it out, the rent covered the mortgage and and i was left with positive cashflow. From there, it is like a snowball. I never stopped. I am my best client.
Fast forward now in 2025, I am a real estate agent, 7x ICON with eXp Realty. focusing on helping investor with their investment need. I also co-leading an organization of 200 agents in eXp Realty called Niche to Rich with 3 of my Leaders. And yes, I still focusing on my own investment. We do alot of Fix and Flip, and my rental portfolio is Include Long term, Mid term, Short Term Rental, and a small Commercial building

Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
It is abolustely not a smooth road. It was very. very difficult when i decided to quit my full time job and go full time in as a real estate agent. The up and down of the commission income is something i am not use to from the coporate world. Serving other people is actually very difficult from serving yourself. I can make decision, but when i see someone can not make a decision, i just want to…choke them. Over the years, by hang out with the right people, find the right mentor, I improved my salemanship, learn to take thing easy and helping people the right way.
The 2nd hardest if not the hardest struggles is actually this year. I am being honest, sale is down, energy is down, Lot of people gave up. it is a tough year, but hang in there. with the right system, mentor, and mindset, we can weather the storm.
Appreciate you sharing that. What should we know about Niche to Rich?
This is probably a new concept to you, But I do find more fulliment helping real estate agent than traditional home buyer and seller. You can say that I (and my leadership team) specialize in helping agent finding their Niche through our community call Niche to Rich. If you are a real estate agent out there and you are a generalist, You do not know what you good at, or have a Niche, you are dead. I really believe that by focusing on a Niche that fit your strength and minimize your weakness, that is the only way you and survive and thrive in this market. Me for example, I am especialize in Residential Investment Property – Fix and Flip – LTR STR and MTR. People know me for that. I am proud of our community Niche to Rich. We can help real estate agent find your niche and thrive in any market

I am fortunate enough to hang out with the right people. They will cheer for you, grow you, and invest in you.
believe that is the key to any one success. If you look at my inner circle, They are pretty bad ass.

There are plenty of “bad luck” where i loose money, loose time, loose friendship in this business. But i take them as a lesson, and move on. don’t repeat the same mistake twice.
