Anuj, we appreciate you taking the time to share your story with us today. Where does your story begin?
I relocated to Houston from NYC in 2015. I moved to start a real estate investment and development company in the Houston market. I got my Texas RE license and started AD1 Capital, llc in 2015. I started making real estate investments in 2016 with a purchase of an apartment complex in east downtown, I tried the short term rental model by converting one of the units to short term rental, when I saw the returns in comparison to traditional leasing I started to convert all the units short term rentals. In 2019 I established AD1 Management as the management arm of the company. Our mission is provide excellence and value to our guests and clients through expert management of short term rental assets. Since 2019 we have grown from 10 units under management to about 80 in 2025. Our vision for the future is grow the management portfolio by strategic partnerships with the right clients who have the assets for smart and steady expansion.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
There are always struggles, there is no growth without pain. Even though we can face setbacks along the way we can view them as lessons not losses. When working on constructions projects going over budget and figuring out how to arrange the financing. The trial and error of hiring the right people that fit our company culture of high standards. Dealing with reality of rising operating costs, increased market supply as well as higher quality expectations from guests and clients have made us be adaptable to our environment fostering an anti-fragile mindset to excel amidst an ever evolving business landscape.

We’d love to hear about any fond memories you have from when you were growing up?
Working my first job delivering newspapers, getting my first paycheck made me understand the value of hard work and some initial insight on the value of money in relation to time. Getting up early putting the papers together, delivering them and then going to get payments from customers imprinted on me the the customer service and transactional nature of business.
