Today we’d like to introduce you to Josue Llanas.

Hi Josue, so excited to have you on the platform. So before we get into questions about your work-life, maybe you can bring our readers up to speed on your story and how you got to where you are today?
I graduated from University of Texas Pan American in 2014. After 3 years of oil and gas work, I realized there was more to life. I started reading, listening to podcasts and immersing myself in financial freedom. Fast forward to today, I have a team of 12 employees that help facilitate my real estate business. I do everything from buying properties for fixing and flipping, AirBnB, owner finance, traditional rentals and of course wholesaling real estate.

When starting off, I wanted to find a way to get into real estate with $0 out of pocket. I studied and took action for 8 months straight until I was able to get my first deal. I successfully wholesaled a property in Spring, Tx using none of my own money. Now I have full faith that anyone can do what I did if they have grit and can take massive action to learn the business.

In 2022, I have gone into other ventures to help new investors be successful. I own a call center with bi-lingual callers to call motivated seller leads in the entire country. Along with the callers I also provide the scripts, CRM(for a fee), training and the know-how to get deals done. There are a million possibilities when dealing with a real estate transaction and having the right mentor is key to success.

I firmly believe that personal development is the key to all success. I have spent countless hours listening to youtube videos, podcast, audibles and reading the right books. In conclusion, I’d like to help point any new entrepreneur with a burning desire for success in the right direction. Read these books immediately: Think and grow Rich by Napoleon Hill. Rich Dad Poor Dad by Robert Kiyosaki, Secrets of the Millionaire Mind by T. Harv Eker, Profit First by Mike Michalowicz.

We all face challenges, but looking back would you describe it as a relatively smooth road?
Failure has been an integral part of my journey. From learning how to manage cash, operating accounts, marketing and people, it has been a never ending process to redefine the knowledge that I have.

In 2019 I started investing heavily in marketing and education without having the right systems, processes and people in place. It quickly came crashing down. By the end of the year, I was close to bankruptcy and it took me months to recover. In retrospect, I am incredibly grateful for that process.

Failure has taught me to learn and respect systems and processes before re-investing too quickly into the company. Now I have a firm control over expenses and every dollar that is invested in the organization and real estate. Remember that failure is never definite unless you accept it as truth. There are other paths to success if one proves to be unfruitful.

Alright, so let’s switch gears a bit and talk business. What should we know?
Texas Homes REI is a real estate company that focuses on finding off market real estate for other investors. We do direct to seller marketing through cold calling, SMS and online advertising. We started off doing primarily retail real estate but quickly ventured into commercial multifamily as well.

Today, Texas Homes REI offers off market real estate deals, cold calling services, discounted skip tracing services, CRM development and help to close an off market real estate transaction.

Can you talk to us a bit about happiness and what makes you happy?
What makes me happy? Winning.

Seeing results and growth is my biggest motivation. Every day I evaluate my life and I make sure that I am moving forward towards my goals and dreams.

I know that winning will bring me the lifestyle I desire and the ability to provide financial freedom for those I love. Family is extremely important to me and it drives me knowing that I am working on their future.
