Hidden Gems: Meet Johanna Sanchez of CAJAS

Today we’d like to introduce you to Johanna Sanchez.

Hi Johanna, we’d love for you to start by introducing yourself.
I started in March of 2022, praying to ask God for a new beginning. Exhausted from working in the construction field from labor to safety. As a mother of 3 gorgeous young ladies, not being able to be a full-time wife and mother work in 13 days. I remember that my daughter was sick one day you and we were in a shutdown e job where I had walked all that block, so I felt responsible for that job to be conducted properly. However, that day was a hard decision to make the decision of staying at work or picking her up from school. When I ask my daughter if she could just give me a few hours to be able to complete the line breaks safely that I would skip lunch to work and then pick her up…. She replied by saying “yes mommy, I understand please be safe.” I’ll see you whenever you get here that was whenever I knew that I had to look for a different career. I was praying one day, and I always keep my phone silent during the day. My phone rang and it was a reel on Facebook, I didn’t see young men retiring, and his parents giving them a check. And I thought to myself, this young man can do that. Why have I not been able to retire my mother with a career? I took the leap of faith in DM, the guy to ask him what he did for a living… he told me I do wholesale in Washington DC. I was confused because I have never heard the word wholesaling before. He then sends me a 90-minute video that changes my life. I end up buying his course and within the next couple of weeks, I started to work harder on myself in the desire of being a full-time mom.

I went back to work continue to study and learn, and within a few weeks, I start calling myself an investor.. on my first deal I didn’t even you how to fill out the purchase agreement contract. I was so nervous end up working late that night, but I realize that I had one choice and that I was already there and that I needed to overcome my fears. I start replaying the videos in my head and I remember telling the seller that I normally didn’t fill out those forms because my assistant did, but that he was off for the day, but if I had permission to make a quick call. . I got stuck in one of the questions that were asking me who I was going to use for the title company. I remember reaching out to one of the trainers in the videos, and he said just put to be determined. I realize how easy this could be in that I could change my family’s life forever. I remember taking plenty of pictures, probably too many, and start calling everyone that I thought could buy the property from me. This was a huge deal. I actually made my first assignment fee with a little stress and was less dangerous than my actual career and I enjoyed it. I remember reaching out to my older brother and saying I found what is going to change our lives. I need you to come to Texas and study with me let’s get this business going… my brother heard the excitement in my voice, join me in the adventure, and seven months later we were already making six figures in this business with hard work knocking on doors, making lots of calls we were able to run our own business in our own schedule. I am super excited about 2023. Others change their lives and there’s the perspective of seeing opportunities. I’ll pray that God gives me the wisdom and the knowledge to continue to grow and help others.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall, and if not, what were the challenges you’ve had to overcome?
By no means, learning a different career will always be a struggle especially, in a field where there are not a lot of women, but also knowing the terms, the construction side of the properties, knowing how to do the numbers comparables, and getting out of your comfort zone, knocking on doors.

Thanks – so what else should our readers know about CAJAS LLC?
Our business is based on integrity, transparency, honesty, partnership, and helping others. We are wholesalers – investors try to find distressed properties, and opportunities, where many others probably wouldn’t see them. We then become a solution for any problem that any person may have those problems could be anywhere from tax liens to death in the family, or too much on rehab on a property. We then negotiate a sign the properties to investors that are ready to invest or we also invest ourselves.

I believe that one of the biggest things that I am very proud of in our business is that I have helped a few people go in from not having another option of becoming homeless to being able to walk away from a problem to be able to continue to live a life that is desirable and worthy of their lives. We are currently helping the community by teaching them what we do I actually have a group that we train, and we also are trying to teach young adults how to start in real estate to change their lives.

What has been the most important lesson you’ve learned along your journey?
I would say that the most important lesson that I have learned so far in this journey is that there is no true friend and no industry where people can take advantage of you at any given time. Be honest and take care of yourself first by having proper contracts for every transaction.
