Hi Tiy, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
My journey into real estate began in new construction, working closely with my family’s company, 7 Concepts Inc., where we build custom homes and spec homes. I started as the listing agent, selling the homes we built, which gave me firsthand experience with the full development process—from design decisions to bringing a finished product to market.
I later expanded into working with large builders on the buyer-agent side, helping clients purchase inventory and new construction homes. That experience allowed me to understand both sides of the transaction and better advocate for my clients.
As my business grew, I moved deeper into development, creating affordable homes that still maintain a luxury look and feel, as well as student housing for HBCUs. A major focus of my work is also helping families who own land but don’t know what to do with it. Many feel burdened by taxes simply because they haven’t been shown their options.
Through education, we show people how to turn dirt into dollars—from concepts to creation, from design to dollars. The Dirt to Dollars model proves that smart financial design creates real results. We simplify finance so investors and families can move with clarity, confidence, and momentum. Whether someone is planting the seed or scaling a vision, we help turn strategy into sustainable returns.
Today, my work blends real estate sales, development, and education—all centered on creating long-term value and generational wealth.
We all face challenges, but looking back would you describe it as a relatively smooth road?
It hasn’t always been a smooth road, but every phase taught me something valuable. From 2020 to 2022, the market was strong, and we were building and selling homes in the $500,000 range consistently. It was a period of momentum and growth.
When the market shifted and COVID hit, things slowed, but that did not stop us from building. We continued building and adjusting our strategies to match the new reality. During that time, I also took a personal pause for surgery and faced a few life challenges that required me to step back and reset.
Throughout my real estate career, the guidance of my husband, Terrell Bilbo, has had a major impact. This is second nature to him—he truly does this in his sleep—and his insight, experience, and steady perspective helped me navigate both the highs and the challenging moments with confidence.
What that season reinforced for me is the importance of adaptability. The market will always go up and down. You don’t stop because of the market—you pivot. You get more creative, more intentional, and more strategic about how you bring in clients and structure deals. Those experiences strengthened my resilience and shaped the way I lead my business today.

My business sits at the intersection of real estate sales, new construction, development, and education. I specialize in new construction, working both as a listing agent for our family builds and as a buyer’s agent with major builders, helping clients navigate inventory homes and new construction purchases with clarity and confidence.
What I’m especially known for is helping people think beyond the transaction. I work with buyers, investors, and families who own land to create strategic plans—whether that means building, developing, holding, or selling with purpose. A large part of my work focuses on showing people how to turn land into leverage, helping them see property not as a burden, but as an opportunity for generational wealth.
Education is a core part of my brand. Through our Dirt to Dollars approach—from concepts to creation, from design to dollars—we simplify real estate and finance so clients can move forward with clarity and momentum. Whether someone is purchasing their first new construction home, investing, or developing land, we break the process down in a way that feels accessible and actionable. When I say we that means our team of over 150 years of experience that comes along with bringing these huge projects to life.
What truly sets me apart is my hands-on development background. I understand real estate from the ground up—design, construction, budgeting, and market positioning—which allows me to guide clients strategically, not just sell to them. I’m proud that my brand is built on trust, education, and results, not pressure or quick wins.
What are your plans for the future?
We’ve grown our vision significantly! We’re now planning for 100 affordable luxury homes, which is incredibly exciting. We’ve moved from our initial concept to really scaling this model, and it’s all about creating quality housing that’s actually accessible to people who’ve been priced out of traditional luxury developments.
We’ve also acquired partnerships with 5 HBCUs for new student housing projects. This is something I’m particularly passionate about because it allows us to make a real impact on educational communities while building sustainable developments. As a graduate of Prairie View A&M University, an HBCU myself, this work is deeply personal to me. I understand firsthand the importance of quality housing for students, and I’m honored to give back to institutions like the one that shaped my own journey. Student housing offers that steady foundation and working with HBCUs means we’re supporting institutions that are vital to their communities.
I’ve also joined the Nydan Group, a powerhouse company that seamlessly aligns with my real estate goals and provides access to more resources and leadership development. This partnership is instrumental in helping me stay consistent, accountable and execute at a higher level.
On the leadership front, I recently became the Event Director for Women’s Council of Realtors Fort Bend. I’m looking forward to creating meaningful networking and professional development opportunities for women in real estate. It’s about building real relationships and elevating women’s voices in our industry.
I’m also a new member of Fort Bend Political Affairs Advisory Leadership (PAAL). Being at that table means I can advocate for policies that support innovative, affordable housing solutions and really understand the political landscape that affects development in our community.
The development projects give me hands-on expertise, while the leadership positions give me the network and influence to shape how our community thinks about housing. I’m not just building homes – I’m helping shape the conversation around accessible, quality development.
