

Today we’d like to introduce you to Toni Gee.
Hi Toni, so excited to have you with us today. What can you tell us about your story?
To say that I’m used to conquering challenging situations is an understatement. I founded my company in the middle of a pandemic… let me expand on that a little. In 2020, I was working in corporate oil and gas when my mom approached me about partnering to flip houses. I had zero experience or knowledge in or of the construction industry, but it had always intrigued me. And so, it began. In the middle of our second flip together, it was clear that we would not be continuing our professional relationship if we wanted to maintain a personal relationship. At that point, I contacted the realtor who had actually found our first flip house and asked him if he would be interested in partnering. The idea was that he would fund the project, and I would do the rest – find the house, negotiate the purchase, help match him with a hard money lender, manage and design the renovation, and maintain the property through the listing period. Once the property sold, we would split the net profit at a percentage split we previously determined. I branched out to other real estate investors and partnered with them, using the same net profit split model. This was from 2021-2022. It was a great way to gain experience and knowledge – and boy, did I sure gain a ton of both. In 2022, I changed my pricing from partnering for a net profit split to charging a flat fee on top of pass-through pricing. This simply means that the prices my subcontractors charge me are the same prices I charge the investors, plus a flat fee to design and manage the project. To this day, this is my business model, and it’s working quite nicely.
Can you talk to us a bit about the challenges and lessons you’ve learned along the way? Looking back, would you say it’s been easy or smooth in retrospect?
Nothing in construction is smooth. I learn something new every day. When my friends or colleagues and I are joking around about work, it’s often brought up that basically project managers and general contractors only have 1 real job… We are simply the ultimate problem solvers.
Alright, so let’s switch gears a bit and talk business. What should we know?
I have told you the gist of things already. My company has also gone through a name change recently. Originally it was Gee Designs and now has transitioned to Gee Homes & Remodeling. This was decided in order for the name to better reflect what the company does. I specialize in flipping houses for investors that possess full-time jobs and for first-time flippers. Nowadays, I am also expanding into the general home renovation space for homeowners, as well as beginning to work with sellers to renovate their homes before selling in order to reach the top of the market and maximize their profits. I am very communicative and transparent. This is a difficult quality to find in contractors, so I am very proud to uphold it. I will not cut corners, and I will always be up front and honest with you.
What’s next?
I am looking forward to the expansion mentioned earlier – into helping sellers maximize their profits before selling via updating their homes. One of my long-term goals is to also expand into the development space and develop communities that offer realistic and more affordable pricing on starter homes than we see now.
