Today we’d like to introduce you to Tyler Krengle.

Hi Tyler, so excited to have you with us today. What can you tell us about your story?
I started Pacific Properties Management because I came from a job that was chaotic in every sense of the word—and I knew I didn’t want to build my life around more chaos. At the same time, I’d already built real experience in rentals through long-term property management, both multifamily and single-family, so I understood what owners actually need: consistency, accountability, and someone who treats their asset like it matters.
When I decided to move into short-term rentals, I interviewed with a few vacation rental companies expecting a higher level of professionalism. Instead, I realized a lot of them were just as chaotic—reactive operations, inconsistent standards, and a lot of noise when things went wrong. That was the moment it clicked for me: there was a huge opportunity to do this differently.
My personal north star is reputation—mine, our company’s, and our owners’. In this business, reputation isn’t just about reviews; it’s what drives better guests, better care of the home, and ultimately better long-term performance for owners. So I built Pacific around being calm, intentional, and operationally excellent—because protecting reputation requires doing the small things right, over and over.
Over the last four years, I’ve grown Pacific into a curated portfolio of premier vacation rentals with a full-time team and trusted local partners across Galveston Island and the Texas Gulf Coast. We’ve had a lot of moments that confirmed we’re on the right track—from repeat guests coming back year after year, to protecting homes during rare Texas winter freezes when water damage can happen fast. But one of the most meaningful recently was a shout-out from a newer client who told me they couldn’t have handled how hectic and chaotic this industry can be without us. We helped create a seamless launch for their property, and now they’re excited to grow their portfolio with Pacific. That’s exactly why I started this—bringing calm, clarity, and real results in an industry that desperately needs it.

I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
Not completely smooth — and honestly, I don’t think it’s supposed to be. The biggest challenge has been building a company in an industry that’s naturally reactive. In vacation rentals, something is always happening: a last-minute guest request, a maintenance surprise, weather events, vendor schedules, tight turnovers. Early on, the struggle was creating real structure and consistency while still moving fast enough to keep the guest experience seamless.
Another big hurdle has been scaling without sacrificing standards. It’s easy to grow if you say “yes” to every property, but I’ve learned that long-term success comes from being selective and building the right systems—strong onboarding, clear expectations with owners, and reliable local partners—so we can deliver the same level of service every time.
And then there’s the reality of seasonality and owner expectations. Owners understandably want strong bookings year-round, but coastal markets have natural peaks and valleys. Part of the work has been educating owners, setting realistic strategy, and proving value through performance and communication—especially in slower months.
The good part is that every one of those struggles pushed me to get sharper: better SOPs, better hiring, better vendor relationships, and a more proactive approach to protecting homes and reputations. Those challenges are a big reason Pacific is as steady as it is today.

We’ve been impressed with Pacific Properties Management, but for folks who might not be as familiar, what can you share with them about what you do and what sets you apart from others?
Pacific Properties Management is a family-owned, full-service short-term rental management company based in Jamaica Beach on Galveston Island. I built it to serve owners who want a higher standard of care and guests who expect a luxury experience that’s consistent—not a coin flip. We manage a curated portfolio of premier vacation homes across Galveston and the Texas Gulf Coast, and we stay intentionally focused on quality over volume.
What we do is simple to explain but hard to execute well: we protect the owner’s asset and elevate the guest experience at the same time. That means proactive property care—quarterly inspections, hurricane prep, preventative maintenance—and hospitality-level operations like hotel-quality housekeeping, detailed inspections, fast response times, and a seamless guest journey from booking to checkout. We also run a lot of maintenance internally, which lets us move quickly and keep standards tight.
What sets us apart is service intensity and accountability. We’re local, we’re hands-on, and we’re structured. We don’t operate like a call center or a “set it and forget it” platform. Owners know who they’re working with, and when something happens, it’s handled with urgency and clarity. We’re also selective about the homes we take on because our reputation—and the owner’s reputation—depends on delivering the same level of excellence every time.
Brand-wise, what I’m most proud of is that “Pacific” isn’t just a name—it’s how we operate. Calm, intentional, reliable. In an industry that can feel hectic and reactive, I want readers to know that we’ve built a management company that brings steadiness to the process, protects high-value homes, and creates the kind of guest experience that earns repeat stays, strong reviews, and long-term owner confidence.

What does success mean to you?
I define success as building something that’s steady, respected, and sustainable—where our reputation keeps compounding over time. In our world, that shows up in a few really tangible ways: owners feel confident their home is protected and performing, guests leave genuinely great reviews and come back again, and our team can deliver a high standard without burning out.
Personally, success is also being able to grow without sacrificing what makes Pacific “Pacific”—calm, intentional execution, clear communication, and doing the right thing when nobody’s watching. If we can keep raising the bar while staying true to that, I consider that real success.

  • Short-Term Rentals (stays under 28 nights): 15% of payout
  • Mid-Term Rentals (28 nights to 6 months): 10% of payout
  • Long-Term Rentals (6 months+): 5% of payout
  • Direct bookings through our website: standard management rate applies plus an additional 2% fee
