Meet David Fisher of Voss Road Storage in Sugar Land

Today we’d like to introduce you to David Fisher.

David is a corporate aircraft and helicopter consultant, appraiser and broker based in Sugar Land, TX.

In 2011, he purchased Voss Road Storage located on the SW Side of Voss Road and State Hwy 6. This purchase was to indulge my commercial real-estate investment passion (as a matter of fact, most of his aviation clients are in the commercial real-estate industry.)

David – please kick things off for us.  Where does this story begin.

The facility sat on 6 acres of land and I acquired 2.5 acres several years later. The property was 35% occupied. We cleaned out any and all “friends and family” non-paying tenants and did extensive cosmetic upgrades. We eventually got the facility up to 65% occupied and brought on U-Haul truck/trailer rentals and eventually brought the facility above 90% occupancy creating a demand for additional storage space.

From this facility and the demand created herein, there has been several components to our company and associated companies including Voss Road Executive Suites, and Sugar Land Moving & Storage.

As a result of this we are in the process of working with a local Civil Engineer and architect to add an additional 125000 sq. ft. of self-storage (climate and non-climate), 40,000 sq. ft. of open parking, 3,600 sq. ft. of covered parking, 14,500 sq. ft. “class A” executive office suites (above), 14,500 sq. ft. office/warehouse (below), 5000 sq. ft. climate & humidity controlled very upscale wine storage and in a next phase, a 25,000 high secure warehouse that will be designed for vault storage and record storage. We will still have additional room for expansion.

The common theme to the property is space…. we rent space, storage space, parking space, wine climate space, executive office space …. and we are therefore changing the name of the company to Imperial Spaces, with will be a large office park located very close to the Sugar Land City limits.

Great, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
There are so many bumps in the road that is just would take a library of books to write about it. Anything from a very high cost of money as a new business entity, higher insurance and even higher unemployment and workman’s compensation costs…. when you are a new business, you are risky and everyone puts huge barriers to your success that I do not think people including customers, those people that inherited an existing business or others have an idea about.

Customers are leery doing business with the new kid on the block, and so forth. But once you build a revenue stream and you get your policies and procedures in place, it makes the bumps in the road a bit smoother.

I would have huge red flags if anyone says that the road for a new or newly acquired company is smooth. That would be a fantasy.

What moment in your career do you look back most fondly on?
Selling my first Corporate Jet over 17 years ago with no high-end sales experience…. I had years of sales, but nothing like a jet aircraft. The clients have a different mentality, expectation and the technical nature of the sale is fascinating.

I came from an aviation background starting with my background as a crew chief in the United States Air Force, but maintenance and sales are usually a Grand Canyon apart… except in this type of sales where having a very high end technical knowledge is very helpful.

I have to admit, I have had many proud moments and many crash and burns…. so whenever I am not crashing and burning, that kinda sorta counts as a proud moment or at least a good day.

One thing I must say is I am an eager student and I only hire those who are eager to learn. When they know everything, then I no longer have much use for them. “when you are green you grow, and when you are red you rot”.
