Today we’d like to introduce you to Eric Hymowitz.
Eric has been in the construction industry since 1994. He started ROC Homes in 2002 by himself bringing all of his accounting, purchasing and management experience with him. He hired highly awarded, 20 year veteran (at the time) to run the operations of the company (construction, permitting, purchasing) while he focused on the floor plans, accounting and of course home sales.
He is a long-standing member of the Greater Houston Builders Association, National Association of Home Builders, Texas Association of Builders and he is a member of the Builder 20, a consortium of home building owners from across the Nation.
Overall, has it been relatively smooth? If not, what were some of the struggles along the way?
The Houston home sales market has been through numerous roller coaster rides since the infamous “bust” in the late 1980’s. None as severe, but all of them truly test the might of any home builder every time depending on land positioning, units of inventory, and finding affordable financing options.
We stretched our necks out of our “local comfort zone” a few years ago and after three different variations we finally hit upon the right formula (price, size & features) and sold and built 24 town homes in less than 9 months.
The best advice I ever received was “Never use your own money.” Instead pay bills on time, shop for the best products at the best prices, build strong supplier and contractor relationships, and hire staff a team who also believes in your dream as much as you do.
Do this and the lending banks will flock to you no matter the state of the home market in Houston.
ROC Homes Texas – what should we know? What do you guys do best? What sets you apart from the competition?
Affordable, “First Floor Living” patio and town homes are our specialty and why we are successful in a huge market full of 3 and 4 story town homes where the most used rooms in a home (family, dining & kitchen) end up on the second floor rather than the first floor. Our homes ‘live’ like homes usually only available in the outer reaches of Harris County but we build in Inner Loop areas like Rice Military, Montrose and Sawyer Heights.
Our home buyers appreciate HOW their home is built just as fervently, and sometimes more than, what is featured. In other words, we don’t include Viking Appliances or high-end Italian marble floors but our Hardie Plank siding on the outside and engineered wood floors on the inside (just to name a few of our features) will hold up to the years with little maintenance garner a better resale price in the future.
ROC Homes has BEEN ROC Homes for over 15 years. We are most proud of that fact and that we have survived and prospered no matter the state of the Houston home market.
What is “success” or “successful” for you?
When I look in the mirror each morning, see a happy, successful and proud business owner who is providing jobs to hardworking Americans, building a beautiful, well-built home for our clients at an affordable price (especially when they buy a SECOND ROC Home for their families!) and when I drive down the street of any neighborhood we’ve built-in and visit with those homeowners who have become friends.
When everyone I come into contact with and work with every day – employees, contractors, suppliers and Homeowners – that are successful in their own right, able to provide for their families, and HAPPY and proud that they are associated with us!
