Meet Ja’von Moses of J.C.Moses Management

Today we’d like to introduce you to Ja’von Moses.

Hi Ja’von, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
I was in my Junior year as a student a Texas State University. In my free time in between classes, I began watching videos on YouTube on real estate. That’s when I came across a real estate investor who was selling and buying real estate, which is normal but he was able to do it with no license and making a lot of cash & fast. I thought this was innovative because up until this point, all I knew was the normal way of real estate professionals, which is to get a license, go find a brokerage to work for and make commissions on sells.

So I took the method which is called “wholesaling” that I learned from YouTube to get my starting capital because I was in college with no money. What is wholesaling? It’s when you have a purchase contract with a seller and I find a buyer and assign the original contract for a higher price than the original price and that difference is my profit. For ex: Seller wants $50,000 and you get a purchase contract with seller. The buyer is willing to pay $60,000 for the property so you use an assignment contract and just like that you made $10,000. My first deal was similar to the example but I was able to make a little more than $10,000 by negotiating with my buyer on the price.

After making such a big amount of money for the first time I did was restarted an LLC and reinvested the rest of the proceeds to marketing and anything business-related. I knew in order to make a successful empire I needed to create a business model and a structure that will allow this to become a top independent firm in real estate. I began to learn about double closing, which now I’m able to not assign the property but actually buy the property and sell it to my buyers the same day, which now I didn’t have to disclose on HUD how much my team is making on the deal. I took my wholesaling system and started to hire wholesalers nationwide, which anyone can apply through www.jcmosesmanagement.com. The only thing left I was searching for was how can I list properties and that’s when I found a company who would allow me to list properties by paying a monthly fee and I would not need a license to list the properties on the MLS.

That brings me to where I am today. Here at J.C.Moses Management, we now have wholesalers in 30 states and continuing to expand every week. We began working on a fix and flip in 5th ward Houston. Own and manage several rental properties in Houston. I will continue to find a way to keep the company growing and showing others how they can make money in this game even if your started with no money.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
It has not been a smooth road. I’ve faced a lot of ups and downs but that’s just a part of the game, I believe. The struggles I faced in the beginnings were getting my brand out there to those who would be my potential clients. It was hard the first two years to get clientele when you don’t have a lot of experience when it comes to selling and buying properties and testimonials that can back your business.

Another part of business that was hard in the beginning was building a wholesale team under me when I didn’t have the resources as far as technology at the time to keep up and manage a team. It took a lot of online software purchases and trail and error till I found the system that is in place now.

Any advice for finding a mentor or networking in general?
Lookup people in your industry who are successful in your area and attend an event they’re hosting or set up a meeting with them if you can. Also, study their methods to avoid problems and get faster results. In general, go to meet-ups related to your business and bring cards, pens, shirts, anything to help people remember who you are and what you do. For me, what has worked is the advice I gave above.
